Poinciana Manor is a condominium complex located on Aoloa Place just off of Aoloa Street, both private streets managed by the Kailua Gardens Community Association (KGCA), situated between Hamakua Drive and Kailua Road. The KGCA provides the benefit of reduced vehicle traffic, thanks to the private street status. While nestled on Aoloa Place, Poinciana Manor’s location provides further insulation from street and traffic noise. Yet, this location allows for easy, convenient access to the Pali, Likelike and Kalanianaole Highways, as well as the H-3 freeway.

Poinciana Manor’s distinctive architecture, with its characteristic wood shingle siding, houses 180 mostly two-bedroom two-bath units over three floors above a covered parking garage. Poinciana's residential units, serviced by three elevators, feature spacious proportions with high ceilings, comfortable layouts, private lanais and laundry, and two covered parking stalls. Second-floor units benefit from extra-large lanais, third-floor units enjoy treetop views, and fourth-floor units have extra high cathedral ceilings.

The Poinciana Manor Association of Apartment Owners (Poinciana Manor AOAO) is managed by a volunteer Board of Directors and Touchstone Properties. Currently, all Board members reside at Poinciana Manor, and the goal is to act in the best interest of owners while providing a pleasant living experience for residents.
